Quick tips for rightsizing

Life changes — and sometimes that means it's time to downsize, or as we like to say, “rightsize” your home. Whether your family dynamic has shifted or you're simply looking for something more affordable and manageable, moving into a smaller space can be a positive, empowering transition. Over the years, possessions tend to build up, so downsizing is also a chance to declutter and reset.

Here’s a straightforward guide to help make the process smoother and faster, so you can settle comfortably into your new townhome, apartment, or right-sized space.

1. Start Early

Begin decluttering as soon as you know you’re moving. The earlier you start, the less overwhelming the process will feel. Tackling clutter early also helps prepare your home for sale, as a clean and clear space is more appealing to buyers.

You don’t need to do it all in one day. Start with one room at a time and go at your own pace. This allows you to carefully consider what you truly want to take with you.

Remind yourself: life is changing, and your new home marks a fresh chapter — maybe even one that calls for new things to suit your new lifestyle.

2. Know Your New Space

Understanding how much room you’ll have in your next home is essential. Try to get measurements or a floor plan so you can assess what furniture and items will actually fit.

Keep the pieces that suit both the style and size of your new place — and let the rest go. This move is a chance to start fresh with what you really need and love.

3. Think About Your Lifestyle

Downsizing isn't just about space — it's about your lifestyle. Think ahead to what your days will look like in the new home. Will you be walking more? Cooking less? Hosting fewer people?

Let your new lifestyle guide what you keep and what you part with.

4. Get Professional Help

Don’t be afraid to call in the experts. There are fantastic businesses out there that specialise in decluttering, styling, packing, storage, and even garden and home maintenance. Bringing in professionals can save you time, reduce stress, and ensure your home looks its absolute best when it goes on the market.

Your real estate agent can also be a valuable resource. They often have a trusted network of service providers and tradespeople they work with regularly, people who are reliable, efficient, and understand the timelines and standards involved in preparing a property for sale.

Reaching out for a little extra help can make a big difference and might even boost your home’s appeal and final sale price in the process!

5. Take Inventory

Make a list of everything you own. Then sort it into categories: keep, donate, sell, toss. If you haven’t used something in the last six months to a year, chances are you won’t miss it.

6. Let Go of What You Don’t Need

This can be one of the toughest steps. If you’re unsure about parting with things, consider bringing in a downsizing consultant who can help you make those tricky decisions.

7. Maximise Storage in Your New Home

In smaller homes, every inch counts. Look for clever storage solutions like:

• Multi-purpose furniture (e.g., ottomans with storage)

• Under-bed storage

• Hooks and racks behind doors

• Stackable containers or vacuum bags for seasonal clothes

Use under-stair areas, linen cupboards and wardrobes to stay organised.

8. Digitise What You Can

Got boxes of old photo albums, CDs, or paper files? Consider digitising them. This can free up a surprising amount of space. For important documents, ensure you back them up securely — invest in cloud storage, an encrypted drive, or both.

9. Honour Sentimental Items

There will be things you’re emotionally attached to, even if there’s no room to keep them. Instead of storing them away, think creatively: frame an old piece of fabric as artwork, turn a quilt into cushions, or gift heirlooms to family members.

10. Rehome Unwanted Items Responsibly

Here are a few ways to part with items sustainably:

  • Sell what’s in good condition on local marketplaces

  • Donate to a charity shop or give to friends/family

  • Recycle where possible

  • Use council pick-up services for bulk or broken items

  • Pass on sentimental pieces to loved ones who will appreciate them

Downsizing doesn’t have to be a stressful process. With a little planning, the right support, and a clear mindset, it can be a meaningful and even freeing transition.
